Before anything can be calculated, every document has to be identified and filed.
Calculate the qualifying income
Base first, then the bonus. The bonus is where files get decided.
The July paystub shows $3,269.23 gross, paid bi-weekly. The W-2s show bonus of $8,000 for 2024 and $6,000 for 2025; the paystub shows $3,000 of bonus year to date through 15 July.
Bi-weekly is not "twice a month".
Average it. Then look at the direction it is going.
Make the statement tie
Beginning, plus what came in, minus what went out, equals ending. To the cent, or a page is missing.
Find the deposit that has to be explained
Not every large deposit. The ones that cross the line — and the line moves with the borrower's income.
It is a share of the monthly qualifying income you calculated, not a fixed dollar figure.
